These Terms for Property Owners and Agencies (the “Terms”) govern the relationship between the operator of Greobg.com (the “Platform”) and natural or legal persons who use the Platform to publish and advertise holiday properties (the “Advertiser”).

By using the services of Greobg.com, the Advertiser confirms that they have read and accept these Terms, the Platform’s General Terms and Conditions, and the applicable additional rules.
1. What the Service Is
1.1. Greobg.com provides online advertising space through which owners, agencies and other persons entitled to advertise a property can present holiday properties to potential customers.
1.2. The service is an advertising and informational presence of the property on the Platform.
1.3. In return for the corresponding subscription, the Advertiser is able to create and maintain a listing under the terms of the chosen subscription plan.
1.4. Greobg.com does not sell accommodation or tourist services on behalf of owners or agencies.
1.5. Greobg.com is not the owner, lessor, manager or operator of the advertised properties.
1.6. Unless expressly agreed otherwise in a separate written agreement, Greobg.com does not act as an agent or representative of the owner or agency.
2. Who May Publish a Property
2.1. A property may be published by:
- its owner;
- a real estate agency;
- a management company;
- an authorised person;
- another natural or legal person who has a lawful basis to offer and advertise the property.
2.2. The person publishing the property warrants that they have the necessary right to advertise it on Greobg.com.
2.3. When a listing is published by an agency or another authorised person, that person is responsible for holding the owner’s necessary consent or authority.
2.4. Greobg.com may request evidence of the right to publish.
2.5. If the required evidence is not provided, Greobg.com has the right to refuse or temporarily suspend publication.
3. Responsibility for the Property
3.1. The Advertiser bears full responsibility for the property they advertise.
3.2. The Advertiser warrants that the property:
- exists;
- is located at the place stated in the listing;
- may lawfully be offered for the relevant type of accommodation;
- complies with the applicable legal and administrative requirements;
- holds the necessary registrations, permits, licences or other documents, where such are required;
- meets the safety requirements applicable to the specific type of property and activity.
3.3. The Advertiser is responsible for all local, national and European requirements applicable to letting or advertising the property.
3.4. Greobg.com does not provide legal, tax or regulatory advice regarding a specific property.
3.5. Publishing a listing on Greobg.com does not release the owner or agency from the obligation to comply with all applicable rules in Greece.
4. Information About the Property
4.1. All data in the listing is provided by the Advertiser.
4.2. The Advertiser is responsible for the accuracy, completeness and currency of the information.
4.3. This includes, but is not limited to:
- name of the property;
- location;
- description;
- floor area;
- number of rooms;
- maximum number of guests;
- number of beds;
- amenities;
- swimming pool;
- parking;
- internet;
- air conditioning;
- pets;
- accessibility;
- house rules;
- prices;
- minimum stay;
- availability;
- payment terms;
- deposit;
- cancellation terms;
- other information provided by the Advertiser.
4.4. The Advertiser must update the information immediately when a change occurs.
4.5. Publishing information that creates a false or misleading impression about the property is not permitted.
5. Registration and Identification Data
5.1. Where an applicable registration number, permit, licence or other identifier exists for the property, the Advertiser must provide it to the Platform where this is required by the applicable legislation.
5.2. The Advertiser is responsible for the authenticity and validity of the registration data provided.
5.3. Greobg.com has the right to request additional information or evidence concerning the registration of the property.
5.4. Where the applicable legislation requires certain information to be shown in the online listing, the Advertiser undertakes to provide it.
5.5. If missing, invalid or inconsistent registration information is found, Greobg.com has the right to refuse publication or to remove the listing.
6. Approval of the Listing
6.1. Every listing is subject to prior review by the Greobg.com team.
6.2. Greobg.com has the right to:
- approve the listing;
- request corrections;
- request additional information;
- request documents;
- refuse publication;
- postpone publication until certain circumstances are clarified.
7. Right to Refuse and Remove a Listing
7.1. Greobg.com has the right, at its own discretion, to refuse to publish a given property.
7.2. Greobg.com may refuse publication where, for example:
- the information is incomplete;
- there is doubt about the right to publish;
- there is doubt about the lawfulness of the offer;
- the content is misleading;
- the photos do not meet the requirements;
- the property does not meet the standards of the Platform;
- the property or the listing could harm users or the reputation of the Platform;
- well-founded complaints have been received;
- there is a breach of these Terms.
7.3. Greobg.com has the right to remove an already published listing on the grounds set out in this section.
7.4. Depending on the circumstances, Greobg.com may give the Advertiser an opportunity to remedy the breach before final removal.
7.5. In the case of a serious breach, suspected fraud or illegal activity, the Platform may remove the listing immediately.
8. Greobg.com Does Not Take Part in Bookings
8.1. Greobg.com provides an advertising opportunity and the possibility of direct contact between the potential customer and the Advertiser.
8.2. Greobg.com does not take part in the negotiation between the owner/agency and the potential customer.
8.3. Greobg.com does not negotiate on behalf of the Advertiser:
- price;
- dates;
- availability;
- terms of stay;
- deposit;
- advance payment;
- cancellation terms;
- terms of accommodation;
- other contractual terms.
8.4. Greobg.com does not confirm bookings on behalf of the owner or agency.
8.5. Greobg.com does not guarantee the availability of the property.
8.6. Greobg.com does not guarantee that an enquiry will lead to a booking.
8.7. All arrangements regarding a specific stay are concluded directly between the Advertiser and the potential customer.
8.8. Greobg.com is not a party to the contract between them and does not acquire any rights or obligations under that contract.
9. Direct Communication with the Customer
9.1. Depending on the chosen plan, the listing may contain:
- a telephone number;
- Viber;
- email;
- a link to a personal website;
- other means of direct contact.
9.2. Through these channels, potential customers can contact the owner or agency directly.
9.3. The Advertiser is responsible for handling the enquiries received through these channels.
9.4. Greobg.com is not responsible for the content of the communication between the Advertiser and the potential customer.
9.5. Greobg.com does not control or take part in communication that takes place outside the Platform’s own functionality.
10. Payments Between the Owner and the Customer
10.1. Greobg.com does not accept or collect payments from potential customers for accommodation in the advertised properties.
10.2. Greobg.com does not hold funds of the customer or the owner in connection with a booking.
10.3. Greobg.com does not process deposits, advance payments, rent or other sums due for the stay, unless a dedicated service for this is expressly introduced in the future under separate terms.
10.4. All payments between the Advertiser and the customer are made under the terms agreed directly between them.
10.5. Greobg.com is not responsible for:
- unpaid sums;
- delayed payments;
- incorrect bank details;
- refusal to pay;
- fraud;
- return of a deposit;
- cancellation of a payment;
- a dispute about the amount or the basis of a payment.
11. The Accommodation Contract Is Between Other Parties
11.1. When a potential customer and an owner/agency reach an agreement, the accommodation contract is between them.
11.2. Greobg.com is not a party to this contract.
11.3. Greobg.com does not guarantee its performance.
11.4. Any dispute concerning:
- a booking;
- payment;
- cancellation;
- accommodation;
- the condition of the property;
- damage;
- a deposit;
- the quality of the service;
- a discrepancy between the listing and the actual property
is resolved between the parties who agreed the stay, without Greobg.com being a party to the dispute, unless the law provides otherwise.
12. Subscription
12.1. The publication of listings is provided in return for an annual subscription.
12.2. The subscription is paid for a specific period in accordance with the chosen plan.
12.3. The Platform may offer different subscription plans.
12.4. Each plan may include different functionalities, for example:
- number of active listings;
- different visibility;
- different contact options;
- additional positioning;
- advertising options;
- other functionalities.
12.5. The specific terms and the price of the chosen plan are stated before it is purchased.
12.6. The annual subscription is a fee for advertising presence and for the use of the Platform’s functionalities.
12.7. The subscription fee is not a booking commission and is not tied to the number of enquiries or bookings received.
12.8. Greobg.com does not guarantee any specific return on the subscription.
13. Future Paid Services
13.1. Greobg.com reserves the right to introduce additional paid services.
13.2. Such services may include, for example:
- priority positioning;
- a promoted listing;
- the homepage;
- additional advertising;
- social media promotion;
- additional photos or multimedia;
- other advertising services.
13.3. Additional services may be subject to separate terms.
13.4. The use of an additional service does not change the nature of Greobg.com as an advertising platform and does not make the Platform a party to the contract between the owner and the customer, unless expressly agreed otherwise.
14. Photos and Advertising Materials
14.1. The Advertiser warrants that they have the right to use all the photos, video materials, texts, logos and other materials provided.
14.2. The Advertiser grants Greobg.com a non-exclusive right to use these materials for:
- publishing the listing;
- presenting the property;
- advertising the listing;
- advertising Greobg.com;
- posts on social networks;
- marketing campaigns.
14.3. The Advertiser is responsible for claims by third parties concerning copyright, trademarks, image rights or other rights.
14.4. Greobg.com has the right to refuse photos or other materials that do not meet the technical or editorial requirements.
15. Reviews
15.1. Greobg.com may provide a system of ratings and reviews.
15.2. The Advertiser accepts that reviews represent the opinions of their authors.
15.3. Greobg.com does not guarantee that all reviews will be positive.
15.4. The following is prohibited:
- creating fake reviews;
- buying reviews;
- publishing reviews in the name of non-existent customers;
- manipulating the rating;
- threatening or coercing users to change a review.
15.5. The Platform has the right to remove reviews that violate its rules or the applicable legislation.
15.6. The Advertiser has no right to demand the removal of a negative review solely because it is negative.
16. Prohibited Content
The Advertiser may not publish:
- fictitious properties;
- properties they have no right to advertise;
- false characteristics;
- deliberately misleading prices;
- misleading information about availability;
- other people’s photos without permission;
- fake reviews;
- illegal content;
- discriminatory or offensive content;
- content that infringes the rights of third parties;
- content that may lead to the defrauding of users;
- content that violates the law or these Terms.
17. Responsibility in Case of Complaints
17.1. On receiving a complaint about a given property, Greobg.com may request a statement or information from the Advertiser.
17.2. The Advertiser undertakes to cooperate in good faith in clarifying well-founded reports.
17.3. In the case of serious or repeated complaints, Greobg.com may restrict or stop the publication of the listing.
17.4. This right does not mean that Greobg.com acknowledges or assumes responsibility for the claims of the person who made the report.
18. Indemnification of the Platform
18.1. To the extent permitted by the applicable legislation, the Advertiser is liable for damages, claims, penalties or costs caused to Greobg.com as a result of:
- providing false data;
- lack of the right to advertise the property;
- breach of the applicable legislation;
- infringement of the rights of third parties;
- illegal content;
- breach of these Terms;
- fraudulent or bad-faith conduct.
18.2. This provision does not limit rights or liabilities that cannot be limited by law.
19. Suspension of a Listing or Account
19.1. Greobg.com may temporarily suspend a listing or an account in the event of:
- a breach of these Terms;
- an unpaid subscription;
- suspected fraud;
- suspected illegal activity;
- serious complaints received;
- false or misleading data;
- lack of required registration or information;
- other conduct that creates a risk for the Platform or its users.
19.2. In the case of a serious breach, Greobg.com may terminate access without prior warning, to the extent permitted by law.
20. Termination of the Subscription
20.1. The subscription ends when the paid period expires, unless it is renewed under the applicable terms.
20.2. When the subscription is terminated, the listing may be deactivated and cease to be accessible to users.
20.3. Termination of the subscription does not release the Advertiser from obligations that arose before termination.
21. No Guarantee of Results
21.1. The Platform provides advertising space but does not guarantee any specific result.
21.2. No particular number of the following is guaranteed:
- visits;
- enquiries;
- phone calls;
- Viber messages;
- emails;
- visits to the personal website;
- bookings;
- overnight stays;
- revenue.
21.3. Results may depend on the location, the price, the quality of the listing, the photos, the season, demand and many other factors beyond the control of Greobg.com.
22. Limitation of Liability
22.1. Greobg.com is not responsible for the actions or omissions of owners, agencies or potential customers.
22.2. The approval or publication of a listing by Greobg.com does not constitute confirmation or a guarantee of the accuracy of the information provided by the Advertiser and does not release the owner or agency from their responsibility under these Terms and the applicable legislation.
22.3. Greobg.com is not responsible for contracts concluded between the Advertiser and the potential customer.
22.4. Greobg.com is not responsible for:
- cancelled bookings;
- inability to provide accommodation;
- a change of price;
- a change of availability;
- damage to the property;
- damage to the customer;
- payment problems;
- fraud;
- disputes between the parties;
- the quality of the accommodation provided.
22.5. No provision of these Terms excludes liability that cannot be excluded or limited under the applicable legislation.
23. Changes to the Terms
23.1. Greobg.com may update these Terms upon a change in the services, the functionalities, the legislation or the business model.
23.2. The current version is published on the website.
23.3. In the case of material changes, where this is required by the applicable legislation, Advertisers may be notified in an appropriate manner.
24. Priority of Separate Terms
24.1. These Terms apply to relations with persons who publish properties on Greobg.com.
24.2. They are supplemented by the General Terms and Conditions of Greobg.com, the Privacy Policy and any specific terms of the chosen subscription plan.
24.3. Separate terms may apply to a specific additional service.
25. Advertiser’s Declaration
By publishing a property on Greobg.com, the owner or agency confirms that they:
- have the right to advertise the property;
- the information provided is true and current;
- hold the necessary permits and registrations, where such are required;
- are responsible for the lawfulness of offering the property;
- understand that Greobg.com is an advertising platform;
- understand that Greobg.com does not take part in bookings;
- understand that Greobg.com does not accept payments from customers for accommodation;
- understand that the accommodation contract is concluded directly between them and the customer;
- accept that Greobg.com does not guarantee bookings or revenue;
- accept these Terms and the General Terms and Conditions of the Platform.
26. Basic Principle
Greobg.com provides the advertising space. The owner or agency provides and advertises the property. The customer contacts the owner or agency directly.
Greobg.com does not take part in the negotiation, does not make the booking, does not accept payment for the stay and is not a party to the contract between them, unless a separate service that changes this model is expressly introduced in the future.
