What Greobg.com is
1.1. Greobg.com is an online platform for presenting, searching and advertising vacation properties.
1.2. The Platform allows visitors to browse information about properties, including descriptions, photos, location, amenities, prices, conditions and other information provided by the persons who published the listings.
1.3. Greobg.com is not the owner, landlord, manager or operator of the advertised properties, unless expressly stated otherwise.
1.4. Greobg.com does not sell overnight stays and does not provide tourism or other services on behalf of the owners or agencies that publish properties on the Platform.
1.5. Unless expressly stated otherwise, any contractual relationship concerning accommodation, booking, payment, deposit, cancellation or other services arises directly between the prospective guest and the relevant owner, agency or other provider.
1.6. Greobg.com is not a party to the contract between the visitor and the person offering a specific property, and is not responsible for the performance of that contract.
Information in listings
2.1. The information published in listings is provided by owners, agencies or other persons who are entitled to advertise the property concerned.
2.2. Greobg.com makes reasonable efforts to review and maintain the content of the Platform, but does not guarantee that all information in a given listing is always accurate, complete, up to date or free of errors.
2.3. Visitors should be aware that information about:
- prices;
- available dates;
- minimum stay;
- capacity;
- amenities;
- location;
- payment terms;
- deposit;
- cancellation terms;
- check-in rules;
- additional fees;
- other characteristics of the property
can be changed by the person who published the listing.
2.4. The information published on the Platform is not an independent guarantee by Greobg.com of the quality, condition, legal status, safety or availability of any specific property.
2.5. When deciding on a booking, the visitor should confirm the current information directly with the person offering the property.
Contact with owners and agencies
3.1. The Platform provides a way to get in touch, and the visitor may send an inquiry to the owner, agency or other person named in the relevant listing.
3.2. The person offering the property is responsible for providing information about the property, its availability, price and conditions.
3.3. Greobg.com does not guarantee that a specific property will be available for the dates the visitor wants. Property owners are obliged to keep their calendars up to date.
3.4. When making contact, the visitor may be redirected to an external website, phone number, email address, booking system or other communication channel operated by a third party.
Bookings and payments
4.1. Unless expressly stated otherwise for a specific service of the Platform, Greobg.com does not accept payments for overnight stays or other services related to the advertised properties.
4.2. Greobg.com does not set the prices, deposits, payment terms or cancellation terms that apply to a specific property.
4.3. Payments to an owner, agency or other provider are made on the terms agreed between the parties concerned.
4.4. The visitor should ask for and confirm with the owner the following information:
- the final price;
- the fees that are and are not included;
- the method and deadline for payment;
- the amount and conditions for refund of the deposit;
- the cancellation terms;
- the check-in rules;
- any other terms, before making a payment.
4.5. Greobg.com is not responsible for payments made directly to an owner, agency or other provider, including in the event of a dispute about an amount, a refund, a cancellation or non-performance.
Visitor’s responsibility when making a booking
5.1. Before making a booking, the visitor must read the terms provided by the person offering the property.
5.2. The visitor is responsible for the accuracy of the information they provide when sending an inquiry, making a booking or entering into a contract.
5.3. The visitor must not provide other people’s personal data without the necessary legal basis or consent.
5.4. The visitor must comply with the agreed conditions for using the property, including rules on the number of guests, pets, smoking, noise, use of common areas and other restrictions that apply to the specific property.
Content and photos
6.1. The photos, descriptions and other content in listings are usually provided by the persons who publish them.
6.2. There may be differences between what is shown in a listing and the actual condition of the property, due to changes, technical inaccuracies, changes in furnishings or other circumstances.

6.4. All rights in the published photos, texts, logos and other materials belong to their respective rights holders.
6.5. The visitor may not copy, reproduce, distribute or commercially use content from the Platform without the necessary permission.
Reviews and ratings
7.1. Where the Platform allows reviews or ratings to be posted, they are the opinions and assessments of the respective users.
7.2. Reviews are not an opinion, guarantee or recommendation of Greobg.com.
7.3. The user who posts a review is responsible for its content.
7.4. The following may not be posted:
- false or deliberately misleading information;
- offensive, threatening or discriminatory content;
- content that infringes the rights of others;

10.4. Greobg.com does not collect or process visitors’ personal data in connection with direct communication between them and the persons who published properties outside the Platform (for example by phone, Viber or email), unless such data is provided directly to Greobg.com for another specific purpose. Messages sent through the Platform’s messaging function are processed as described in the Privacy Policy.
10.5. Registration on the Platform may be required to use certain features, such as posting comments or reviews.
10.6. When registering or posting a comment, Greobg.com may collect the minimum personal data necessary, including name and email address, where this is needed for the relevant feature.
10.7. The email address may be used for purposes related to registration, account security, management of published content and other purposes described in the Greobg.com Privacy Policy.
10.8. The publicly visible name used when posting a comment or review may be displayed together with that comment, depending on how the Platform works.

11.3. Greobg.com is not responsible for:
- false or incomplete information provided by a person who published a listing;
- a change in, or lack of, availability of a specific property;
- a change of price or conditions;
- refusal to accept a booking;
- cancellation of a booking;
- non-performance of contractual obligations by an owner or provider;
- the quality, condition or safety of a specific property;
- acts or omissions of third parties;
- payments made between the visitor and a third party;
- content or services provided through external websites.
11.4. Nothing in these Terms excludes or limits liability that cannot be excluded or limited under applicable law.
Reporting problems with listings
12.1. A visitor may notify Greobg.com if they believe a listing contains false, unlawful, misleading or inappropriate information.
12.2. The report should, as far as possible, include information about the specific listing and a description of the problem.
12.3. After receiving a report, Greobg.com may carry out a check and, if necessary, request information or an explanation from the person who published the listing.
12.4. Greobg.com has the right to restrict, hide or remove a listing in case of a violation of the applicable rules, or where this is necessary to protect the Platform, users or third parties.
12.5. Submitting a report does not guarantee a specific outcome and does not mean Greobg.com takes on responsibility for the dispute between the visitor and the person who published the listing.
Changes to the Platform and these Terms
13.1. Greobg.com has the right to change, temporarily suspend or discontinue individual features of the Platform.
13.2. Greobg.com may amend these Terms when necessary, including because of changes in legislation, services or the way the Platform works.
13.3. The current version of the Terms is published on the Platform.
13.4. Continued use of the Platform after changes are published constitutes acceptance of the updated Terms, to the extent permitted by applicable law.
Applicable law
14.1. These Terms are governed by applicable law, taking into account the mandatory consumer rights provided by law.
14.2. Where the visitor is a consumer under applicable law, these Terms do not limit their mandatory statutory rights.
14.3. If a dispute arises, the parties should first make reasonable efforts to resolve it amicably.
